Booking Terms & Conditions

When you make a booking with us the following terms and conditions will apply:

1. Accommodation: Please note that our accommodation is presented as ‘fully self-contained apartments’. Therefore, by nature you do not receive any housekeeping services during your stay, unless the duration of your stay is of eight (8) nights or longer; with you then receiving a complimentary housekeeping service scheduled during your stay. Please be advised that each apartment is presented with a complimentary ‘Guest Starter Pack’ of consumables, washing powder and toiletries for each guest’s arrival. During your stay if these items need to be replaced or replenished, you are able to purchase additional supplies personally from the various stores located nearby or contact reception. Charges will apply for the replenishment of in-room products.
2. Payment: The balance of accommodation must be paid in full prior to keys being released. Belise Apartments may automatically process payment of the outstanding accommodation account 24 hours prior to the credit card provided at the time of booking as per specific booking conditions. All Group Bookings are subject to our ‘Group Booking Terms & Conditions’ which are available upon request.
Please note a 1.75% credit card surcharge applies for all transactions.
3. Non Smoking: Belise is a non-smoking building and we ask that you refrain from smoking in your room. Evidence of smoking in rooms will incur a cleaning fee payable by the guest.
4. No Party Policy: Belise has a “No Party Policy” which is strictly enforced. Excessive noise, loud music and parties are not permitted.
5. Changes to Bookings: If you want to change any details of your booking, you must contact our reservations during office hours or email. We will do our best to assist you, but cannot guarantee that changes can be made.

6. Age: All guests must be over the age of 18 unless accompanied by a parent or guardian for the duration of the stay. Proof of age in the form of photo ID may be required prior to the release of keys. The property has the right to refuse any booking, or access to the property when the legal guardian cannot provide a current form of acceptable ID when requested at check-in or is not present at check-in, nor intends to stay at the property for the duration of the booking.
7. Arrivals & Departures: Standard guest check-in time is from 2.00 pm on day of arrival and check-out time is by 10.00 am on the day of departure. Requests outside these times may incur fees.
For a scheduled arrival outside of our property reception closing time, please advise arrival details at the time of booking.

Early Check-in
Early check-ins = $100.00 for a guaranteed early check-in between 10am-12pm (subject to availability) – no early check-ins before 10am.

Late Check-out
For a late departures- the following charges will apply:

  • Up to 11am – FOC
  • After 11am – $50.00 an hour till 2.00PM
  • After 2pm – one night stay charge
8. Requirements upon Check-in: All guests are required to provide a card credit pre-authorisation or AUD cash deposit upon check-in to cover any incidental charges. (credit card must be valid and belong to the person who is registering). A $200 deposit is required for 1 Bedroom Apartment, $400 for 2 Bedroom Apartment and $600 for 3 Bedroom Apartment.

The person registering at check-in must be at least 18 years of age.
In addition, to eliminate identity fraud, we will ask you to provide photo ID (current driver’s license or passport) at check-in to ensure that your identity matches the booking identity. A record and/or copy of this photo ID may be securely stored to minimise the risk of fraudulent credit card usage and for verification purposes with your credit card provider in the event of disputation. This will be carefully disposed of at the end of its usefulness or requirements.

9. Child Policy: 0-2 Years FOC (free of charge) if the infant is using existing bedding. Rollaway/ portacot and sofa beds are not classified as existing bedding. Cot hire is available at an additional charge of $15 per night, per cot. These facilities must be pre-booked prior to arrival and are subject to availability and safety regulations
Adult rates apply for children 3 – 14 years.
10. Mid Week Service: A mid week service is provided for bookings of eight (8) nights or more.
11. Request Policy: Although every effort will be made to meet and satisfy any specific requests on behalf of our guests, we are unable to guarantee them.
We are happy to accept a personal request from a guest in relation to preferred floor level/view/aspect or outlook from your allocated accommodation. However please be reminded that these are a request only and cannot be guaranteed by property staff or management. Whilst we endeavour to meet our guest’s requests, this may not always be possible due to circumstances beyond our control.
Upon arrival should you wish to change your pre-allocated accommodation. Please be advised that accommodation category upgrades or relocations can be requested – subject to availability and if available will incur an additional cost. Any guest(s) wishing to; or requesting a change to their allocated apartment after they have check-in to the accommodation will incur a cleaning fee associated with the apartment that they wish to vacate.
12. Guest Car Parking: Secure undercover parking is available to guests onsite and is subject to availability with a maximum height of 2.2m. From 1 Nov 2024 parking fees apply, starting from $35 per night (subject to change without notice and payable on arrival). Parking cannot be pre-booked. Alternative local parking options are available on King Street.

Prior to guests entering the garage, you must complete your check-in guest registration at the property reception, which is located on Saint Pauls Terrace, as you will require a security pass to enter the underground secure car park facility. Access to the garage facility is not available without an authorised access card.

13. Copyright: Images and content on the website may not be copied, saved or used in any format unless written permission is granted.
14. Animal Policy: Unfortunately no animals of any kind are permitted in the complex, without the prior approval of the Body Corporate. Guests who bring animals into the complex may be evicted without the right to a refund.

As per the Guide Dogs Act 1972, section 5, Guide Dogs or Companion dogs are permitted in the complex subject to prior approval by management and Body Corporate. Proof of registration will be requested.

There may be an extra cleaning fee included in your tariff, which will be agreed upon when making your booking.

15. Force Majeure: We will not be in breach of the agreement or any way liable to any party, if it is prevented from complying with this agreement by reason of act of God, act of public enemy, act of terrorism, war, earthquake, riot, explosion, compliance and with any law or government restraint order, rule regulations, strikes, lockouts or any other cause not reasonably within the control of Dreamtime Resorts. We will not be liable for any loss of any kind whatsoever.
